These website terms explain the basis on which Valentine'z Properties Ltd introduces its property sourcing and acquisition services. They do not replace any client-specific sourcing, acquisition, management or other service agreement that we may enter into with you.

Registering with our investor network is free and does not oblige you to purchase a property, instruct Valentine'z Properties or invest money. Registration enables us to understand your criteria and determine whether a property opportunity or service may be relevant to you.
Our services may include property sourcing, opportunity screening, acquisition analysis, rental and comparable research, negotiation support, introductions to third-party professionals, and property or portfolio management. The precise scope of any paid service will be set out separately and agreed with you before we act on that instruction.
Where a sourcing, packaging, acquisition, management or other service fee applies, the amount, payment trigger and any refund or cancellation terms will be confirmed in writing before you commit to the relevant paid service. Unless expressly agreed otherwise, third-party costs such as legal fees, surveys, valuations, mortgage or bridging fees, taxes, refurbishment and professional fees are your responsibility.
Property particulars, rents, yields, valuations, refurbishment budgets, finance assumptions, returns, GDVs and other figures may be based on information supplied by sellers, agents, third parties, comparable evidence or our analysis. They are provided to assist your assessment and are not guarantees. Illustrative case studies on our website demonstrate how we assess opportunities and are not promises of future performance.
You are responsible for deciding whether a property is suitable for you and for carrying out appropriate independent due diligence before exchange or commitment. This should include, where relevant, legal title and searches, survey and valuation, planning and licensing, tax, finance, rental demand, condition, insurance and any other matters material to your purchase or strategy.
Unless expressly stated otherwise in a separate regulated arrangement, Valentine'z Properties does not provide regulated investment, mortgage, legal or tax advice. Nothing on our website or in an opportunity summary should be treated as a personal recommendation to enter into an investment or finance product. You should obtain advice from appropriately qualified independent professionals where required.
Any finance illustration is indicative only. Lending is subject to lender underwriting, valuation, affordability or rental coverage, product availability and the lender's criteria. We do not guarantee that finance or refinancing will be available on any particular terms or at all.
We may introduce solicitors, brokers, agents, contractors, valuers, accountants or other professionals. Unless expressly agreed otherwise, they act independently and you are responsible for deciding whether to appoint them and for their fees. Valentine'z Properties is not responsible for the acts or omissions of independent third parties merely because an introduction was made.
Property opportunities may be withdrawn, sold, repriced or otherwise become unavailable without notice. Registration with our network does not guarantee access to any particular opportunity and does not reserve or secure a property for you.
You agree to provide information that is accurate and reasonably required for us to understand your requirements or provide an instructed service, including information concerning budget, funding and buying position where relevant. We may request identity, source-of-funds or other due-diligence information where legally or operationally required.
Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for fraud or fraudulent misrepresentation. Subject to that, we are not responsible for losses arising solely from market movements, changes in property values or rents, refusal or withdrawal of finance, or inaccurate information supplied by independent third parties where we could not reasonably have identified the inaccuracy. Any additional limitations applicable to a paid instruction will be set out in the relevant client agreement.
Our website content, deal analyses, reports, branding and original materials remain our intellectual property or that of our licensors. Materials supplied for your personal assessment of an opportunity must not be reproduced or commercially distributed without permission, except where disclosure to your professional advisers is reasonably necessary.

We may update these website terms from time to time. The terms governing a specific paid instruction will be those contained in the service agreement applicable to that instruction.
These website terms are governed by the laws of England and Wales, subject to any mandatory consumer rights that apply to you.
Before using these terms as your contractual sourcing agreement, obtain a solicitor's review. A paid sourcing instruction should have its own signed client agreement covering the exact service, fees, cancellation rights, complaints procedure, regulatory disclosures and liability provisions applicable to your business.
